Extend Service Life

Extending the service life of your roof is Bruttell’s focus for our customers. A roofing system has an estimated service life for a reason. There are many contributing factors to the premature aging of roof systems, most of which can be avoided by a simple maintenance plan and annual inspections. It is very important to discover any failures at an early stage so that corrections can be made before any significant damage has been done. A properly installed and maintained roofing system will meet and often exceed expectations. The key is being proactive instead of reactive.

Keeping a roof as cool as possible is a critical element in maintaining the roofing system. There are indicators that tell our inspectors that an issue exists for us to correct. Shinglei roofs require ventilation and flat roofs benefit from a reflective surface. If a properly trained roofer is not visually inspecting your rooftop both in the spring and in the fall, you may be at risk.

Punctures and tears often occur from debris or due to maintenance of HVAC units. If they go unnoticed for an extended period of time, major damage can occur and costly repairs may be in your roof’s future. Insulation can get saturated with water, voiding its ability to do its job. Supporting membranes also may rot or rust, and eventually water will find its way into your structure, damaging all of its contents.

Open flashing or seams that have not been discovered can also cause extensive damage that may travel down walls and across roof lines. Water that hides in the walls and in sub flooring for extended periods of time can lead to mold and/or other issues. Water is the enemy and will travel anywhere the building will allow it to go.

All of these examples and more will lead to premature aging. A simple inspection in the spring and fall at a minimal cost can prevent these things from happening. Being proactive by maintaining your roofing system can add years to its life and save thousands of dollars.
